Summit Street Development LLC


In 1916, Prudden Wheel Company, headed by William K. Prudden, undertook its greatest endeavor to date: the construction of a three-story factory and administrative building that would become the hub of Prudden's wheel manufacturing company. The historic Prudden Factory became a significant symbol of Lansing automobile manufacturing, eventually producing over 700 wheel styles throughout its lifetime. This monumental display of industrial and ingenious architecture has been a mainstay in the Lansing area since it was originally erected. Though ownership has shifted hands several times over the past 30 years, no one could seem to find a niche that fit the building and its accommodations. However, in 1996, Harry Hepler, owner and president of H Incorporated, foresaw the 20-acre Prudden area has a redevelopment success that would give the property and downtown Lansing a major face-lift.

Mr. Hepler purchased the Prudden Motor Wheel Building in 1996. This collaborative effort was facilitated by H Inc., the City of Lansing, the Department of Transportation and the Michigan EDC. In 1998, Phase I of the redevelopment process began along the east side of the building, once dubbed Sheridan Street, now known as Prudden Street. The completion of the renovated space resulted in 40,000 square feet of rentable commercial office space that currently houses the Lansing Police Department's North Police Precinct and Capital Consultants Engineering.

Immediately following the successful rehabilitation of Phase I, Phase II of the project began in early 2000. The additional space offered 80,000 square feet of commercial office space, 25,000 of which were leased to Lockheed Martin/ACS State and Local Solutions. Today, this 120,000 square foot area is known as Summit Street Development, owned and operated under the management of Summit Street Development LLC and H Incorporated. These phases of redevelopment have been a cornerstone for the Lansing community since their inception. With the tenancy of the police precinct and high profile corporations, Summit Street Development has enjoyed all the benefits that redevelopment projects have to offer.
